Proposals for Sutton Harbour shared at Public Consultation events

Views are being sought on three schemes which could transform Plymouth's Sutton Harbour.

Sutton Harbour Holdings plc hosted two days of consultations on three proposals for the Waterfront:
  • The Boardwalk at Vauxhall Quay
  • Freight on North Quay Edge
  • Sugar House on East Quay

These proposals, which draw on the feedback received at the launch of the 'Vision' for Sutton Harbour events in July this year, will help increase visitor numbers by an estimated 300,000 a year, and deliver up to 200 new jobs.

The Boardwalk


Our first designs and applications were for a striking piece of contemporary architecture. These buildings were designed with simple lines and detailing,purposely in a crisp, contemporary style to contrast with the surrounding historic context. Many people felt this was not appropriate for the Harbour. Our new designs are considerably different to what we've proposed before. They are smaller both in terms of footprint and height. our new design creates a scheme that makes reference to the refurbished old fish market on the Barbican Quay.

Benefits of the Boardwalk

  • Catalyst for further economic growth and job creation through the delivery of c. £75million Sutton Harbour Framework
  • Could increase visitor numbers to Sutton Harbour by estimated 300,000 visitors per year increasing visitor annual visitor spend by £2.6m
  • Development of 2 restaurants and 1 kiosk could create up to 100 local jobs
  • Is a direct investment of £3.5m into the local economy
  • Generate in the region of £60,000 p.a. of business rates for Plymouth City Council
  • Create a vibrant and internationally acclaimed destination
  • Tradition design will complement its historic surroundings
  • Implementation of harbour ferry services via a landing stage as part of the scheme will provide and on the water experience for many visitors who have little or no access to the marine environment
  • Will enable people to easily walk around the entire Harbour make the most of the Sutton Harbour Heritage Trail, bringing the Harbour's rich history to life
  • The new shceme will see the replacement of existing eyesores and the enhancement of poor quality waterfront quays

   


  

 

Freight

Our new cafe experience 'Freight' would provide a street food offering similar to the 'real food kitchen' at Quay Point on Barbican Quay. With potential for it to be designed out of a former railway carriage, Freight will provide a unique food experience that is respectful of the Quay's historic railway past.

Benefits of Freight

  • The regeneration of an underused historic quayside
  • Creation of up to 10 local jobs
  • Up to £5,000 pa business rate paid to Plymouth City Council for investment in the local economy

 

Sugar House

Our vision for Sutton Harbour is to unlock the hidden potential of East Quay. Through the Sugar House development we will provide a new waterfront destination, revitalising the quayside as a whole and transforming this part of the Harbour.

The development would provide up to 22,000 sq ft of leisure retail space with waterside frontage, creating a new destination on the Harbour for shopping and eating. New residential units and a car park would also be included within the scheme.

  • Up to 22,000 sq ft of new shops and restaurants
  • Potential of 65 to 70 homes
  • A purpose built car park
  • Public realm improvements
  • The enhancement of the Harbour Heritage Trail
  • Provision of up to 80 local jobs
  • Business rates of c. £42,000 pa for Plymouth City Council
  • Up to 65 reisdential units which will generate in the region of £500,000 of New Homes Bonus income for Plymouth City Council
